Some
insurance companies are now asking for certification for electrical works (as they
ask for CORGI certificates in relation to gas works).
Relevant
electrical certification may now be important for the house owner.
Without the relevant certification the house and/or contents
insurance may be null and void. The insurance company may not pay out and the
householder may be left in the lurch.
THE NEED FOR RELEVANT CERTIFICATION IS NOW ESSENTIAL. a.b.c. Electrical
provide such certification free of charge for any work carried out by
ourselves.
Why is certification essential?
From 1st December 2008 ‘Home
Report’ will require sellers to obtain a full
house survey, even if they sell to a family member.
This may include structural, gas,
electrics, building warrant works etc.
Please be advised the ‘Home
Report’ does not include an Electrical Survey,
but may require this in houses older than 10 years, or homes with signs of
recent work.
If you have just had your kitchen or
bathroom re-fitted you don’t really have an excuse for not having any
paperwork.
No paperwork may mean further
investigation may be required (at sellers expense)
The intention is for the home owner to
pass on copies of this survey to prospective purchasers.
