An electrical
report can save you thousands of pounds when buying or selling a dwelling. Information is power- having the right
information is good, as it may lead you to secure a purchase at a more realistic cost.
The wiring
may APPEAR fine, but may have been given a ‘cosmetic’ look over, just to sell.
The practice
of making homes look good to sell is common, and very good practice, unless it
disguises major failings in the dwellings infrastructure.
A house purchase is
usually the single largest expenditure a person makes. It makes sense to spend a little at the outset, rather
than lots of money further down the line.
We offer TWO versions of
wiring checks:

A visual check – this will generally
pick up if major works need doing and will give an indication of any sub
standard issues that are very obvious.

A Periodic Inspection Report- this is
more in depth. It is usually 4 or more pages long and takes the form of a detailed
report. A PIR will by its nature be more
thorough and will be more likely to spot sub standard work
Having a
report carried out will give you a more balanced view- you may have to put off
certain things (such as a new kitchen) until the wiring is to a safe standard,
or you may find out it looks old but is perfectly serviceable for some time to
come.
